Thorough research and listing preparation is the hallmark of a great listing. As much as possible, all content is fact-checked with a seller and any local governing bodies prior to the listing development and launch.

All associated documents (surveys, deed restrictions, covenants, etc) are sourced and reviewed to help analyze your listing viability and value, and will ultimately be the foundation of how we build your listing for maximum buyer understanding.

I’ll design and prepare custom public remarks for each listing - a professional & positive tone is mixed with relevant or important listing facts to give prospective buyers the most comprehensive understanding of a listing.

Photography is the gateway to a listing and is our best tool to drive buyers to tour a property.

A professional real estate photographer is always hired to prepare imagery for all of my listings, regardless of listing type or price point - no exceptions!  Still photographs, aerial images, and drone videos are just some of the tools available to us as we build a listing.

Relevant associated documents are prepared for the listing.  I’ll ensure that accurate listing content is entered into the MLS and will verify that all data properly transfers to third party websites (Zillow, etc.).

Step 3: Active Listing Coordination

Your listing is live!  Just by association with the Coldwell Banker brand, your listing will enjoy a broad reach on the MLS and third party websites like Zillow,, and others.  Together we’ll further develop an advertising strategy to best market your listing above and beyond Coldwell’s immediate reach.

Recognizing that most buyers shop for listings and Realtors online, I have developed an active online presence on platforms beyond the Coldwell Banker brand.
Instagram, Facebook, and Google platforms are used to promote individual listings, current closings, and local sale data; with the goal of providing real-time real estate information to prospective buyers and sellers.
Social media platforms can also be utilized for sponsored advertising; targeting specific buyer demographics (age, interests, income, location, etc).
These types of ads are cost effective and can broaden the reach of a listing beyond the traditional real estate website.
In spite of the surge in online shopping and advertising, printed mailers and publication advertising are still critical components of listing promotion.
When appropriate, custom postcards and flyers are used to announce new listings or price changes to a specific group of addresses; for example, all property owners within a specific radius, development, or of a certain SEV (State Equalized Tax Value).
Agent specific advertising and listing solicitations can also benefit the agent’s listings. Custom mailers and magazine / newspaper advertising drive viewers to online agent content where listings are promoted in detail.

I’ll act as a liaison between you and any prospective buyer.  In today’s busy marketplace, we may be poised to review more than one offer; in which case, we’ll develop the best strategy and timeline for reviewing and considering all offers until the right one is ready to be accepted.

I’ll also act as a liaison between you and any closing team-members throughout the transaction (i.e. Title company, lender, county or township administrative groups, etc).  Together we’ll coordinate and prepare all closing documents so that they are ready for you at the closing table.  Bottom line: I’m with you until the property is CLOSED!
